Where does this planning proposal apply?

This planning proposal applies to the site at No. 479 Henry Lawson Drive in Milperra (Lot 2, DP 576251) as shown in Figure 1.

What are the intended outcomes of the planning propsal?

The intended outcomes of the planning proposal are:

* To allow ‘garden centres’ as an additional permitted use on the site.

* To manage the likely environmental effects as a result of the proposal.

How does this planning proposal relate to the current construction on the site?

This planning proposal follows the approval of a retail plant nursery on the site (DA 840/2010) by the Sydney West Joint Regional Planning Panel. The retail plant nursery is currently under construction. In this regard, the planning proposal is limited to seeking an additional permitted use on the site.

What is being exhibited?

At the Ordinary Meeting of 25 July 2017, Council resolved to submit a planning proposal to the Greater Sydney Commission to:

1. Allow ‘garden centres’ as an additional permitted use on the site – refer to Figure 2.

“A garden centre means a building or place the principal purpose of which is the retail sale of plants and landscaping and gardening supplies and equipment. It may, if ancillary to the principal purpose for which the building or place is used, include a restaurant or cafe and the sale of any the following:

(a) outdoor furniture and furnishings, barbecues, shading and awnings, pools, spas and associated supplies, and items associated with the construction and maintenance of outdoor areas,

(b) pets and pet supplies,

(c) fresh produce.”

2. Apply a maximum 0.4:1 Floor Space Ratio over the site – refer to Figure 3.

The planning proposal is on exhibition and outlines the proposed amendments to the Bankstown Local Environmental Plan 2015.
