Background

This planning proposal seeks to amend the Canterbury-Bankstown Local Environmental Plan (LEP) 2023 to incorporate changes that were deferred by the Department of Planning, Housing and Infrastructure (DPHI) during the consolidation of the Canterbury and Bankstown LEPs. The decision to defer these matters by the DPHI was primarily due to administrative reasons and not because there were fundamental issues with the proposed changes.

Proposed amendments

Key changes proposed are included below:

  1. 6 and 8 Chapel Road, Bankstown:
    • Change the Land Zoning from Infrastructure Zone (SP2) to Neighbourhood Centre Zone (B1) Allow a Floor Space Ratio (FSR) of 1.5:1 on the site
    • Set a maximum building height of three storeys (14 metres)
  2. 45 Simmons Street, Revesby:
    • Change the Land Zoning from Infrastructure Zone (SP2) to Local Centre Zone (B2)
    • Allow an FSR of 3:1 FSR on the site
    • Set a maximum building height of seven storeys (26 metres)
  3. Allow a ‘function centre’ as a permitted use at 30 and 31 Webster Street, Milperra.
  4. Allow an ‘indoor recreation facility’ as a permitted use at 328 Hector Street, Bass Hill.

The existing and proposed Canterbury-Bankstown LEP 2023 maps that relate to the above sites are provided below in the ‘Document library’.

Council encourages the community to make a submission regarding the above changes to help us understand any potential impacts that may occur if the planning proposal is approved by Council to be finalised. Council staff will review all submissions received and may recommend that the Council amends the proposed changes in response to any submissions received.
