Status Update

Campsie Town Centre Master Plan was adopted at the 24 May 2022 Ordinary Council Meeting and you can find more information here.

In accordance with the resolution, Council has prepared a planning proposal and submitted the planning proposal to the former Department of Planning and Environment on 5 August 2022 (now known as the Department of Planning, Housing and Infrastructure) requesting the Department issue a Gateway determination.

The purpose of the planning proposal is to implement the Campsie Town Centre Master Plan and to include Campsie as part of Council’s draft Affordable Housing Contribution Scheme.

A copy of the planning proposal and a copy of the Site-specific Review Joint Panel Report that was prepared in response to the advice received by the Canterbury Bankstown Local Planning Panel can both be accessed via this page.

The Department of Planning, Housing and Infrastructure issued a Gateway determination on 17 January 2025.

The planning proposal will be publicly exhibited in mid-2025, subject to further discussions and requirements set by the Department in the Gateway determination.

As the world around us changes, so will Campsie. The Campsie Town Centre Master Plan is our plan to manage this change; preserve character and ensure Campsie can reach its potential as a vibrant and diverse place for residents, workers and visitors. There is a lot to be excited about.

The Campsie Master Plan guides where people live, work and play into the future. If we plan for these things now, with good urban design principles and a clear strategy for growth we can make sure that Campsie continues to be a place with the right balance of community, business, growth and culture. Without a master plan, growth in Campsie will occur in an uncoordinated way. The Master Plan also provides a basis for Council and the community to hold other agencies to account on delivering important infrastructure for our community.

You can learn more about why we have created a master plan for Campsie here.

The Master Plan has now developed into a planning proposal that will eventually update the objectives and controls of Council’s Local Environmental Plan and Development Control Plan. The planning proposal is currently with the NSW Department of Planning for assessment. See the timeline to learn more about where we are at in the process.

The key themes in the draft Master Plan are:

Enhancing culture, lifestyle and jobs

Moving better

Great design, housing and character

Sustainability leaders

Making it happen

Since mid-2020, Council has carried out several rounds of community consultation to seek your feedback. In early 2021, we engaged with you on a previous version of the Master Plan, and we heard:

  • The community strongly support sustainability initiatives
  • The community support improvements to active transport infrastructure
  • Need for more community infrastructure and investment in State infrastructure (particularly Canterbury Hospital)
  • The community generally support increase in local jobs
  • Site-specific feedback was provided

From this feedback, we made the following changes to the draft Master Plan:

Reaffirmed Council’s priority to advocate for investment in Canterbury Hospital and a commuter car park
Identified underground floor space to be used for a limited number of retail and community uses
Strengthened our sustainability measures and review the buildings identified for heritage investigation
Made changes to the areas identified for densification and improved the transition between buildings
Provided additional information about floor space ratios

You can find more details about these changes here.
